Acquisition Due Diligence

Appraisals can be completed prior to the potential sale of a property. This appraisal can establish a sale price or be used by the parties for negotiation purposes.

Mortgage Financing

We work with numerous local, regional, and national lenders to provide appraisals for new loans as well as the refinancing of existing loans.

Estate and Tax Planning Purposes

We can develop appraisals for estate and tax planning purposes. These values can be current or retrospective, depending on the needs of the client. These appraisals satisfy the standards and requirements of the Internal Revenue Service (IRS).

Fair Market Rent Determination

A Fair Market Rent analysis can analyze a property’s characteristics to determine an accurate market rent as well as determine the most appropriate lease terms and conditions. For medical properties, these reports are compliant with the Stark Law, which prohibits physician self-referral, specifically a referral of a Medicare or Medicaid patient to an entity providing designated health services, if the physician has a financial relationship with that entity.
